Property Search
- Conducting a thorough search of the market, through agents, the internet, newspapers, property magazines and our contacts
- Identifying suitable properties within the parameters laid down by the client
- Viewing all potentially suitable properties
- Taking the client to view a shortlist of properties
- Negotiating with the vendor directly or through the vendor’s agents
- Acting as the client’s confidential representative from inception through to exchange of contracts and completion
- Introducing the client to an independent mortgage broker (if required)
Property Search Lettings
We act as a relocation agent for clients seeking a property to rent. This services includes:
- Conducting a thorough search of the market, through agents, the internet, newspapers and property magazines
- Identifying suitable properties within the parameters laid down by the client
- Taking the client to view a shortlist of properties
- Negotiating with the landlord directly or through the landlord’s agents
This service is free of charge
Property Letting and Management
We act as letting and managing agents for both UK and overseas landlords.
We provide a broad spectrum of property services which includes:
- Finding suitable tenants
- Taking up references
- Preparing Tenancy Agreements
- Arranging inventories
- Collection of rental money if required
- Day-to-day management including arranging repairs
- Payment of outgoings out of funds provided by the Landlord
- Inspection of the property as required
Property Management
We act as managing agents for both UK and overseas landlords. We manage properties occupied by tenants and those owned by clients as second homes
Management of Tenanted Properties
This service is only available in conjunction with our letting service and includes:
- Day-to-day management including arranging repairs
- Payment of outgoings out of funds provided by the Landlord
- Inspection of the property as required
- Arranging inventories
- Preparing monthly Statements of Accounts
Second Home Management
In the event that a client has a property in London, which is used infrequently or is empty for a period, we offer the following services:
- Payment of all utility and other accounts and preparation of monthly Statements of Account
- We will visit the property, in the absence of the client and/or any guests, every 14 days
- Should we note the need for any repairs or maintenance, we will report to the client and co-ordinate and manage whatever needs to be done
- We will be available to the client and his guests to handle any problems, which might arise during occupation of the property
- We will be in regular contact with the cleaner to ensure that no issues arise between our visits, which require attention
Properties for Sale
Our services include:
- Valuing the property
- Preparing sales particulars
- Marketing the property
- Advertising the property on our website, several property portals and in the press
- Accompanying potential purchasers on viewings
- Negotiating with the purchaser
- Liaising with solicitors through to exchange and completion
- Organising the Home Information Pack (HIP)
Property Consultancy
We will view a client’s property and advise on the best way to maximise its potential for rental or sale. This could include:
- Advice on redecoration and/or refurbishment
- Advice on the best way to present your property for selling or letting
- Project management of any works required
